Four season rooms, also called sunrooms, loggia or Carolina rooms, are growing in popularity among today’s buyers. While many builders offer this amenity, Hagood’s coastal luxury homes have sunrooms that are built to stand the test of time and improve overall home value.

Bring the Outdoors in with a Four Seasons Room

Our four seasons rooms are covered porches with glass sides instead of screens. These rooms create an outdoor feel and offer enhanced nature views, all while providing protection from the elements. Sunrooms are growing in popularity because they expand a home’s livability. Plus, a sunroom adds to the overall value of the home by increasing its total heated square footage for much less than it would cost to enlarge an interior common room.

At Hagood, we take our sunrooms a step further than other builders. The only common element that our sunrooms share with other builders’ four seasons rooms are their windows. These rooms typically feature 6-foot sliding windows with screens, as well as 1-foot upper- and lower-fixed transoms.

Other builders treat their sunrooms as porch conversions. Their sunrooms have exterior lap siding on the walls, vinyl ceilings and separate “mini-split” HVAC systems. These heating and cooling systems typically have a small heat pump located just outside the room and an air handler mounted on the wall near the ceiling … not a very efficient or attractive option.

Hagood “finishes” our four seasons rooms like the inside of our homes, with spray foam insulation, drywall ceiling and walls, engineered wood floors, interior trim to match the home, and outlets in the baseboards.

Many of our clients replace the exterior 8-foot sliding patio door with attractive French doors. These doors provide a nicer visual separation between the great room and the four seasons room for a more seamless flow. 

We also upgrade the main HVAC to an 18 SEER Trane XV system with a separate thermostat and variable speed fan motor. This allows the sunroom to be heated or cooled without dumping excess air to another part of the house that doesn’t need it. The 18 SEER Trade VX system is extremely quiet, with its vents and air return mounted in the ceiling, just like the inside of our homes. The best part is that this system lasts far longer than a mini-split HVAC, requires less maintenance and saves you more than a $1,000 a year in heating and cooling costs!
