    Since the debut of the Cape Lookout floorplan a little more than two years ago, it has become our number one-selling plan. Located at Mayfaire Town Center, it’s an intimate and casual-upscale dining experience – perfect for date night – and features eclectic dishes of seafood, steak, pasta, and salads, all made with the freshest local ingredients.

    5. Brasserie du Soleil

    If authentic French cuisine is your favorite, then you’re in for a treat at Brasserie du SoleilHannah’s recommendation. Located in Lumina Station on Eastwood Road, they have everything you might expect, including escargot, crepes, charred octopus, bouillabaisse, and a Brasserie salad, built your way! But, don’t forget dessert. Hannah’s favorite is the mini Crème Brûlée. They offer indoor and outdoor seating with lots of charming ambiance and attentive service.

      But first, a look back – to 1981, when average mortgage rates went over 16%. Or to the mid-90s, when 8% for a 30-year mortgage was considered a good deal. And it didn’t get much better in the 2000s. By comparison, the 2020s have been something of a Golden Age for mortgage loans.

      So where are we now? The difference between a $500,000 loan for 30 years at 3.5% and 5% is less than $500 dollars a month. Adjustable rate mortgages (ARMs) are a great alternative if borrowers do not need to finance a house for 30 years. Our clients have found success utilizing a 5/1 or 7/1 ARM – these rates are currently at 4%.

      A Competitive Market Calls for Action

      People are on the move. Millennials, many of whom are first-time homebuyers, number more than 80 million in America and comprise more than 40% of today’s homebuyers. Retirees are downsizing to smaller homes in large numbers. These waves of homebuyers are hitting a market in which inventory is low and demand is high. And while the overall U.S. housing inventory hasn’t yet returned to pre-pandemic levels, we are seeing signs that the historic housing shortage is on the road to a rebound.

      Realtor.com’s June 2022 Monthly Housing Trends Report showed a record-setting year-over-year surge of 19% in housing inventory. Homes for sale are out there! Will you be the owner of one?

      Looking at New Hanover and Brunswick Counties, available homesites in HOA or gated communities are a rare commodity. Remember, it takes many years and millions of dollars to develop a new community, build the amenities and start selling homes. If you are interested in the area, it’s best practice to get the ball rolling sooner rather than later.

Economic factors may play a significant part; CNBC crowned North Carolina America’s number-one state for business with the country’s strongest economy in 2022. According to the 2020 U.S. Census, the Wilmington area bucked the national trend of population drops with double-digit population growth over the prior ten years. It seems like the beach is a big draw, as areas along the coast in Brunswick County had the area’s highest growth levels.

      Coldwell Banker Sea Coast Advantage, the top real estate company in Southeastern NC, explains year over year (January – June 2022 vs. 2021), closed volume sales saw an increase of $169 million – a jump of 10.8% from last year.

      Simply put, life in the coastal Carolinas is what many people dream of. The quality of life, weather, taxes, traffic, and everything in between is what draws people in and keeps them here.

          After you finalize your floor plan, you’ll meet with one of our designers on day one of our 3-day design consultation process and again on day 3 to summarize your selection decisions.
          Our proven design process simplifies the selection decisions and allows more time to make design decisions than other builders to ensure cohesive and seamless style throughout your home.

          Plus, we’ve partnered with the best vendors in each field, so your home is filled with products and finishes second-to-none.

            Compass Pointe Update: July 2022

            There is so much new activity in Compass Pointe, one of the area’s most popular and beautiful communities in Leland, NC! Hagood Homes is proud to be a preferred builder at Compass Pointe and offer a unique set of included features in our new builds.             Timber Ridge

            Timber Ridge is Compass Pointe’s newest section. Multiple residential projects in varying stages of completion make this a bustling section in Compass Pointe right now. The Shackleford Banks and Albemarle Sound are just two of Hagood’s popular floorplans currently under construction in this section. Additionally, the Cape Lookout model is open and available to tour.

            Highland Forest West

            Highland Forest West has several recently completed homes, including the Cape Lookout floorplan and the Woods Cove, which is almost completed. You’ll also see a spectacularly modified Harbour Town III Canted with a three-car garage and an added pavilion room.

            Check out our exquisite custom design as you enter Highland Forest. You’ll also see a Cape Lookout, the former model home with beautiful landscaping. The Cape Lookout is our bestselling model in Compass Pointe, followed by the Harbour Town, which is currently under construction.

            Orton Creek at homesite #145 features an oversized two-car garage with room for a golf cart, a large front porch, and a welcoming foyer.

            Harbour Town II customized homesite at lot #22. This modified plan features a wider but shallower layout. We placed the garage on the left side to accommodate the buyers’ needs. This is one of the benefits of working with Hagood – we’re happy to modify any of our existing floorplans to fit your lifestyle!

            The Petersen Residence is another custom build featuring the Harbour Town III. Our clients made a handful of customizations, including a unique angled garage.

            This Cape Lookout is a brand-new model home in the Timber Ridge section of Compass Pointe. This turnkey package features landscaping and a 1,200 sq. ft. driveway. The beautiful front porch stretches the entire length of the entrance to the house.

            A custom combination of the Harbour Town and Orton Creek floorplans creates a one-of-a-kind residence in Highland Forest West. Known as the Wichman residence, this home features a two-story foyer and tons of windows opening to the back porch.

            Shackleford Banks Alternate is in Timber Ridge on lot #76 and features a three-car garage and a balcony on the rear side of the house.

            The Finnerty residence is a custom designed 4,500 sq. ft. home in Highland Forest West at homesite #18. The layout includes two stories featuring an upstairs balcony on the backside.

            Habour Town III, Timber Ridge homesite #241 is right across from Timber Ridge Estates. This two-story home features a 3-car garage and built-ins throughout. Upon completion, this will be our new model home.

            Sottung Residence: An Incredible Landfall Custom Build

            Come explore another one of Hagood’s beautifully designed custom builds, the Sottung Residence, in Landfall, Wilmington, NC’s premier gated community. This residence’s striking exterior, featuring West Indy-inspired low pitch roofs with wide overhangs adorned with corbels, blends perfectly with its natural surroundings.

            Lisa and Karl were introduced to Hagood Homes and Sales Manager, Josh Adams, in 2017. Hagood Homes has been alongside the the Sottung’s since the homesite selection. It wouldn’t be until years later that Lisa and Karl would be ready to begin their dream home. The Sottung’s with the help of Adams, worked with home designer, Troy Kenny, to create not only the perfect home for their homesite but the perfect home for their lifestyle.

            The Sottung residence features 3 bedrooms, 3.5 bathrooms, 3,001 heated square feet plus an additional 1,234 unheated square feet, bringing it to 4,235 total square feet.

            From the front exterior, it’s hard to miss the amazing oversized front porch running the length of the house. The attractive wide columns and lantern-inspired lighting exemplify the charm of this modern farmhouse.

            The Coppersmith’s Creole 27 natural gas lamps flanks either side of the Thermatru Entry door. The warm glow and flicker of the flame greet you as your approach the large, low country inspired front porch.

            Note, the hardi porch ceilings. They are painted “haint blue.” Folklore refers to the concept of “haint,” a Southern variation on the word “haunt” that refers to a ghost or spirit. Blue represents water and apparently spirits cannot traverse water. Homeowners often paint the ceilings, the window trim and sometimes the doors to theoretically keep spirits away.

            What started as superstition has since translated into a design trend. No one would think twice about painting their porch blue because their grandmother’s and their parents’ porches were blue. This trend has now permeated into porch design. In fact, the pale blue-green tint is now known in design circles as “haint blue.”

            On the other side of the oversized door, step into the brightly lit foyer that seamlessly spills into the sprawling modern open floorplan.

            The open space features paneled ceilings with beams, beautiful light wood floors (Carolina Mountain Hardwood / Tidewater Collection /Oak Winter Marsh), and a wall of glass doors that invite the outside in and inside out, allowing for an abundance of natural light.

            The living area features a low-profile fireplace and custom built-ins, creating a homey front room.

            Bright white cabinets, walls and ceilings, contrasted by the darker wood of the oversized island, make this truly a remarkable modern farmhouse kitchen, topped off with stainless steel appliances (including a Thermador 36” gas rangetop) and many windows. The sink is a Blanco Diamond Single Bowl in Anthracite, highlighted by a Moen faucet with brushed gold accents. Another fun feature of this home is the custom tile backsplash with floating shelving in the kitchen.

            Taking the stairs to the second floor, hardwoods continue through to the primary bedroom with a bank of windows overlooking the pool in the backyard. The bedroom also features an impressive en suite with zero entry and a tiled walk-in shower.

            A large butler’s pantry and separate laundry room with custom built-ins are just some of the features that make this custom build a showpiece.

            The backyard patio is a spectacular gathering space featuring an in-ground pool and easy-to-maintain landscaping, encompassing the owner’s lifestyle needs.

            The Sottung’s elected for a custom designed rectangular concrete pool featuring a sun self, in Quartzscapes Tahoe Blue with a silver travertine coping and crushed shelf decking.
