That story comes vividly to life in this custom masterpiece designed and built by Jim and Troy Kenny, founders of Hagood Homes and the visionaries behind Hagood Homes of the Low Country.

As you stroll up the long, beautifully landscaped walkway, you’re embraced by the home’s welcoming spirit — where even the separate guest house feels like an organic part of the design, blending seamlessly into the courtyard’s textured stonework and lush greenery. Step through the grand iron doors, and you’re not just entering a home — you’re stepping into a vision brought lovingly to life. Let’s join Josh Adams and Hannah Tew of Hagood Homes as they take us on a tour through this stunning masterpiece.

“At Hagood Homes, every detail tells a story — one of craftsmanship, authenticity, and heart.”

A First Impression That Lasts

The moment you cross the threshold, it’s clear that this is no ordinary home. Towering 10-foot iron double doors, custom arched openings, and walls of natural light set an inspiring tone. Every element, from the checkerboard tile entryway to the intricate trim work and hand-selected materials, has been chosen to evoke a feeling — one of warmth, authenticity, and timeless elegance.

Throughout the main living spaces, soaring ceilings with tongue-and-groove detailing and handcrafted beams create an atmosphere that feels both grand and grounded. Expansive sliders open to reveal a breathtaking outdoor oasis, a hallmark of the Kenny’s signature focus on blending indoor and outdoor living. Whether you’re entertaining a lively crowd or savoring a peaceful morning coffee, the home flows effortlessly to meet every moment.

“This home isn’t just a place to live — it’s a place to savor life’s best moments, inside and out.”

Thoughtful Spaces for Everyday Living

At the heart of the home, the kitchen, dining, and living areas connect in one beautifully unified space. A sleek, minimalist kitchen design showcases clean lines, a seamless countertop-to-backsplash transition, and top-of-the-line appliances cleverly tucked behind touch-activated panels. Details like floating shelves, basket-weave tile, and linear lighting add texture and warmth without overwhelming the coastal ease of the space.

Tucked just beyond the main kitchen is a charming scullery and hidden pantry — complete with a second refrigerator, dishwasher, and prep sink — allowing for effortless entertaining without ever cluttering the main living space. It’s the kind of thoughtful design Jim and Troy Kenny have perfected over nearly three decades of homebuilding, ensuring that beauty and practicality go hand in hand.

Indoor-Outdoor Bliss

In true Hagood tradition, the home invites the outdoors in with effortless style. The great room’s massive sliders open fully to reveal a stunning pool courtyard, creating a seamless connection between indoor comfort and outdoor splendor.

The outdoor living space — complete with a covered entertaining area, grilling station, and lush landscaping — feels like an extension of the home itself. Natural textures, from stone to ship lap, and the thoughtful placement of the pool close to the home make the water feature feel like a living piece of art. By night, the pool’s shimmering surface becomes a glowing centerpiece, casting a magical ambiance through the glass sliders and into the heart of the home.

“Indoor and outdoor spaces blend seamlessly, creating a home that feels as expansive as it is welcoming.”

Even the guest house, discreetly positioned near the front courtyard, blends effortlessly into the overall aesthetic. It offers a private retreat for visiting friends and family without disrupting the home’s cohesive design — a perfect example of how every inch of this property has been thoughtfully imagined.

A Private Retreat Like No Other

While the home is built for gathering, it also offers spaces of profound retreat. The primary suite feels like a five-star resort, with its soaring ceiling, exposed beams, and dramatic bay window overlooking the pool and lush gardens beyond. Despite its grandeur, the space remains warm, intimate, and calming — a place where every morning feels like waking up in paradise.

Design details such as layered trim, rich textures, and soothing coastal colors create a haven that’s both uplifting and restorative. Private doors lead directly to the pool deck, inviting the outdoors into your everyday life and offering a view that never gets old.

“Even with soaring ceilings and grand spaces, the home remains warm, intimate, and inviting.”

An Owner’s Bath and Closet You’ll Never Want to Leave

The owner’s bath is a sanctuary in itself, filled with thoughtful details that delight at every turn. Dramatic barn-style double doors lead into a spa-like retreat, where textured wallpaper, layered tilework, and abundant natural light create a space that is both playful and sophisticated. Dual vanities, an expansive walk-in shower, and clever built-in storage ensure the beauty of the space is matched by its functionality.

For those who appreciate a well-appointed closet, this one is truly a dream. Custom built-ins, a center island, abundant shelving, and a beautiful chandelier transform the closet into a boutique-style dressing room. It’s a perfect reflection of Hagood’s belief that everyday spaces should feel anything but ordinary.

Designed for Everyday Joy

At every turn, this home reflects Jim and Troy Kenny’s passion for creating homes that are not only beautiful, but meaningful. Spaces are intentional, flowing naturally from one to the next. Materials are carefully chosen to create warmth and connection. And every detail, from the hand-hewn beams to the soft, cool tile underfoot, serves a purpose: to help you live better, every day.

“At Hagood Homes, we believe your home should be your favorite place in the world — and it shows in every beam, tile, and view.”

At Hagood Homes of the Low Country, we believe your home should be your favorite place in the world — and this Hilton Head Island masterpiece is a perfect example of that philosophy brought to life.

Setting the Record Straight: The Truth About Spray Foam Insulation in Today’s Energy-Efficient Homes

At Hagood Homes, we understand that making smart, informed decisions during the homebuilding process is essential—especially when it comes to your home’s energy efficiency and long-term performance. Unfortunately, some builders continue to share outdated or incorrect information about spray foam insulation, often discouraging homeowners from one of the most effective and energy-smart solutions available today.

Let’s clear up the confusion.

Why Hagood Homes Uses Spray Foam Insulation

Spray foam insulation isn’t just a trendy upgrade—it’s a strategic investment in your home’s efficiency, comfort, and overall value. And having been used for more than 15 years by other residential and commercial builders, it has proven to be an asset. At Hagood Homes, we use open-cell spray foam applied to the roof deck, which transforms the attic into a semi-conditioned space along with exterior walls and floor of the bonus room. This means the temperature in the attic – which averages 80 degrees vs. 120+ degrees or more without the spray foam – stays much closer to the temperature inside the home, significantly reducing the strain on your HVAC system and lowering energy bills by as much as 40 percent and allows you to store your “treasures” without the worry of them getting ruined or melting.

Spray foam also helps create a tighter, more controlled indoor environment that reduces the transfer of heat and improves indoor air quality. It’s a cornerstone of our approach to building high-performance homes in Southeastern North Carolina. We use GREENGUARD-certified open-cell spray foam insulation into each one of our homes, ensuring a healthier and more energy-efficient living environment for homeowners. This certification signifies that the insulation meets stringent standards for low chemical emissions, contributing to improved indoor air quality—a crucial factor for families, especially those with children or individuals sensitive to allergens.

The Hagood Difference: The Benefits Spray Foam

We use spray foam because it’s one of the most effective ways to create a high-performance, energy-efficient home—especially in our region. The benefits are tangible:

  • Lower energy bills
  • More consistent indoor temperatures
  • Reduced humidity and improved air quality
  • Less strain on HVAC equipment
  • Greater protection against moisture and mold
  • Enhanced long-term home value
  • Provides a semi-conditioned area in the attic for storage
  • Acts as a noise buffer
  • Prohibits dust/pollen/insects introduction into the home
  • Less opportunity for water intrusion, especially with wind-driven rain

We know that some builders are still relying on outdated practices, and unfortunately, they often pass along inaccurate or misleading information to future homeowners. At Hagood Homes, we’re committed to building better—from the ground up, with materials and techniques that work today and for the long haul.

Fact vs. Fiction When Choosing Spray Foam

Joining us is Scott Jansen with MPI Foam, Hagood Homes’ insulation partner, to help us dispel the myths vs. the reality of using open-cell spray foam in our homes.

Myth: Spray foam insulation isn’t effective in warm climates like Southeastern North Carolina.
Truth: This is a common misunderstanding. While radiant barrier sheathing reflects some radiant heat, it does not address the other two major types of heat transfer—conduction and convection. Spray foam insulation does. It not only blocks radiant heat from the sun but also seals the home’s envelope against air leaks and reduces conductive heat transfer through materials. That makes it especially effective in warm, humid regions where cooling costs are high, and energy loss is common.

Myth: Spray foam traps moisture and hides roof leaks.
Truth: Properly installed spray foam actually reduces the risk of moisture-related problems. It seals cracks and gaps where humid air might otherwise enter and condense. While some builders claim it can hide leaks, the reality is that leaks are still detectable—through water stains, odors, or changes in ceiling appearance. Spray foam helps prevent the conditions that typically lead to mold and rot in traditional vented attics.

Myth: Spray foam causes attic spaces to overheat.
Truth: Spray foam changes how an attic works—but not in a harmful way. By insulating the roof deck instead of the attic floor, the entire attic becomes part of the home’s thermal envelope. That means it stays closer in temperature to the rest of the house. In summer, this helps avoid extreme attic heat that can damage ductwork and force HVAC systems to work harder. The result is a more consistent, comfortable indoor climate and better system efficiency.

Myth: Spray foam damages shingles or reduces their lifespan.
Truth: Studies show that shingles above a spray foam-insulated attic may be just 2–3 degrees warmer than those above a traditional vented attic. But according to Hagood Homes partner Mid-Atlantic Roofing & Sheet Metal, that temperature difference is minimal and well within the tolerance of modern roofing materials. In fact, most major shingle manufacturers uses do not void warranties due to spray foam insulation. As long as the roofing system is properly installed and ventilated where needed, your roof will perform as expected for decades.

Myth: Spray foam is unsafe or releases toxic chemicals into the home.
Truth: This concern often stems from the “brown house” myth, which refers to homes with improper spray foam installation. At Hagood Homes, we use only certified, experienced installers who follow strict safety protocols. While protective gear is necessary during application, once cured, spray foam is inert, non-toxic, and poses no health risks to occupants. It does not off-gas or continue to release fumes. When installed properly, it contributes to a healthier, more sealed indoor environment.

Myth: Spray foam is too expensive and doesn’t justify the extra cost.
Truth: Spray foam does cost more upfront than fiberglass or radiant barrier systems, but it more than pays for itself over time. By reducing air leakage and improving temperature control, it can lower your energy bills by 30 to 50 percent. It also reduces wear and tear on your HVAC system, improves indoor comfort, and increases home resale value. Over time, homeowners often find that spray foam insulation is one of the best return-on-investment decisions they made during the building process. In fact, the return-on-investment with the use of spray foam is just three to five years.

Visit a Harbour Side Canted in the Bluffs

We invite you to tour a Harbour Side Canted in the gated community of the Bluffs on the Cape Fear. True to its name, the home’s garage sits at a canted angle to the entranceway, giving the exterior a stately profile that continues with the elegant columns of the front porch.

Step inside to a two-story foyer filled with natural light from overhead windows. Note the wainscoting, the crown molding, and the broad window headings. This custom millwork across the Harbour Side Canted brings an understated sense of refinement that’s long been the hallmark of fine Southern homes.

Larger Proportions and More Open Space

The Harbour Side Canted has key elements that are larger than those in homes by most other builders. These include:

  • The garage door is eight feet tall by 18 feet wide, about two feet wider than most.
  • On its first floor, the Harbour Side Canted has ten-foot ceilings, eight-foot solid-core doors, and six-foot windows, giving the space a more expansive feeling.
  • The great room’s vaulted ceiling offers significant volume and plenty of room for a soaring tile-faced fireplace at the center of the open-plan space. The 42-inch fireplace is larger than those included in most other new homes.
  • Beyond glass spanning the entire rear wall, a wide screened porch is 12 feet deep with a crushed-shell floor that adds a touch of coastal style.
  • The chef’s kitchen has a nine-and-a-half-foot island with complete usable countertop space; a farmhouse sink is along a far wall under two large windows.
  • The two guest suites easily accommodate queen-size beds.
  • The primary suite has room for a sitting area, a spacious en suite, and a large walk-in closet.

On the second floor, the Harbour Side Canted completes the open design with the high sloped ceiling of a bonus room with an adjacent full bath. You might use this space as a media room, a home office, a workout area, or any getaway haven you wish.

The Foundation of a Stronger, Smarter Home

A house is only as strong as the foundation it stands on. Think of it as the bedrock of your future—something that should last a lifetime without worry. At Hagood Homes, we don’t just build to meet the standard; we build to exceed it. Our foundation isn’t just concrete and brick—it’s peace of mind. With oversized footers, insulated raised brick foundations, 6×6 welded wire mesh, and a 6-mil poly vapor barrier, we create homes that stand stronger, resist moisture, and stay energy efficient. So, what makes our approach different from other builders in southeastern North Carolina? And more importantly, why does it matter to you as a homeowner? Let’s break it down.

Hagood Homes’ Foundation Features

Seeing the foundation process firsthand provides a clearer understanding of the meticulous attention to detail that goes into every Hagood Home. Here are some key moments in our construction process:

Aerial footage showcasing the expansive site and foundation work.

An aerial view of footings prior to pouring

Oversized Footers

Footers are the base of a home’s foundation, distributing the weight of the structure evenly across the ground. At Hagood Homes, we use oversized footers, which provide enhanced stability and help prevent settling or shifting over time. These larger footers create a stronger foundation, particularly beneficial in areas with varying soil conditions, ensuring your home remains structurally sound for decades.

Insulated, Raised, Brick Foundation

Unlike many builders who choose traditional slab foundations, Hagood Homes takes a different approach—constructing insulated, raised brick foundations complete with brick stairs. This design offers numerous advantages that go beyond standard building practices:

  • Enhanced Moisture Control – Elevating the home helps protect against water intrusion, an essential feature in the humid climate of southeastern North Carolina. The maintenance-free brick exterior prevents common issues like visual cracks, discoloration, and moisture “wicking,” which can make block foundations visible beneath stucco—especially after rain.
  • Improved Energy Efficiency – Built-in insulation within the raised foundation significantly reduces heat transfer, promoting stable indoor temperatures and reducing energy consumption year-round.
  • Long-Lasting Curb Appeal & Durability – Brick foundations are not only timeless and visually appealing but also far more durable than exposed block or slab foundations. They resist weathering and wear, maintaining a clean, finished look that stands the test of time.

6×6 Welded Wire Mesh

At Hagood Homes, we believe a strong, stable foundation is essential to long-term home performance—especially when it comes to protecting your flooring from cracks and shifting. That’s why we use 6×6 welded wire mesh reinforcement in every concrete slab we pour. This extra step ensures greater durability and peace of mind for our homeowners.

Here’s why 6×6 welded wire mesh makes a difference:

  • Prevents large cracks and settling that can become highly visible—especially under tile flooring.

  • Reinforces the entire concrete slab, adding strength and minimizing movement over time.

  • Outperforms standard practices, such as fiber mesh or simple rebar, which may not offer the same long-term support.

  • Enhances structural integrity, ensuring your home’s foundation stands the test of time.

At Hagood Homes, it’s these kinds of thoughtful construction choices that set us apart—because quality starts from the ground up.

Why We Use a 6-Mil Poly Vapor Barrier

In coastal home construction, managing moisture isn’t optional—it’s essential. Ground moisture can lead to a host of long-term problems that compromise the comfort, safety, and durability of your home. That’s why we go beyond standard practices and install a 6-mil poly vapor barrier as part of our building process.

Here’s why it matters:

  • Moisture Protection: The 6-mil thickness offers superior resistance to ground moisture, helping to prevent mold, mildew, and wood rot from forming beneath your home.

  • Hardwood Floor Stability: By blocking moisture transmission, the vapor barrier helps reduce movement and expansion in hardwood floors, preserving their appearance and performance over time.

  • Durability: Thicker than many commonly used alternatives, the 6-mil poly barrier is built to last, offering reliable long-term protection.

  • Better Than the Bare Minimum: While some builders use thinner materials—or none at all—we believe in exceeding standards to safeguard your investment.

This simple but crucial step ensures a healthier home environment and greater peace of mind for homeowners.

How Other Builders Approach Foundations

In southeastern North Carolina, many builders use different foundation types, including slab-on-grade, crawl spaces with minimal insulation, or concrete block foundations with little reinforcement. Here are some common differences:

  • Standard Footers – Many builders use smaller footers that meet minimum code requirements but don’t offer the added stability of Hagood’s oversized footers.
  • Slab Foundations – A common choice due to cost savings, slab-on-grade foundations lack the moisture protection and energy efficiency of raised brick foundations.
  • Basic Wire Mesh or Fiber Mesh Reinforcement – Some builders opt for fiber mesh or light-gauge rebar instead of the superior 6×6 welded wire mesh.
  • Minimal or No Vapor Barrier – While some builders include a thin vapor barrier, others may skip it entirely, leading to increased moisture problems over time.
  • Stucco/Parging Over Concrete Block – Some builders apply a stucco or parging finish over concrete block foundations to create the appearance of a solid foundation. However, over time, this finish can develop visible cracks or imperfections, known as “telegraphing,” as the foundation naturally shifts or settles. This can lead to water intrusion, costly repairs, and a diminished aesthetic appeal compared to a true brick foundation.

What This Means for Homeowners

By choosing a Hagood Home, homeowners benefit from a foundation that is built to last and designed for efficiency, stability, and resilience against environmental factors. The long-term advantages include:

  • Less Risk of Foundation Issues – Oversized footers and reinforced slabs prevent cracking, settling, and structural problems.
  • Lower Energy Bills – An insulated, raised foundation helps regulate indoor temperatures, reducing the need for excessive heating and cooling.
  • Better Moisture Protection – A superior vapor barrier and elevated design keep moisture at bay, preventing mold, mildew, and costly repairs.
  • Higher Property Value – Quality construction techniques, such as a raised brick foundation, enhance the durability and appeal of your home.

At Hagood Homes, we believe that a solid foundation is the key to a home’s longevity. By investing in superior foundation-building practices, we ensure that our homeowners experience the benefits of a stronger, more efficient, and more resilient home for years to come.

Building with Confidence: Why Hagood Homes is the Right Choice in an Uncertain Market

The decision to build a new home is one of the most significant investments a person can make, and in today’s economic climate, prospective homebuyers may have concerns about rising costs. Recent discussions about new tariffs on building materials have sparked understandable questions about how these changes could impact the price of building a new home.

At Hagood Homes, we want to provide clarity and peace of mind. Unlike some builders who include price escalation clauses—which allow for increases in costs after a contract is signed—we do not raise prices on homes once a contract is in place. That means when you sign with us, your price is locked in. No surprises. No hidden increases. Just the security of knowing your dream home will be built at the price you agreed upon.

Why Hagood Homes Stands Apart

With news of potential tariffs, it’s understandable that homebuyers are watching the market closely. While tariffs could lead to an increase in the cost of materials in the future, Hagood Homes has not increased our prices, and we are committed to transparency with our buyers.

For those who have already signed a contract with Hagood Homes, you can rest easy. Your price is set, and you will not see any additional costs due to material price increases or tariffs. That’s the kind of stability and commitment we believe every homebuyer deserves.

However, if you’re considering building a home but have not yet entered into a contract, we encourage you to act sooner rather than later. While we will continue to work hard to offer competitive pricing, we cannot guarantee that future material costs won’t be affected if new tariffs take effect.

Now Is the Time to Build with Confidence

If you’ve been thinking about building a home, now is an ideal time to secure both your price and your future home with a builder that prioritizes integrity and financial security. At Hagood Homes, we take great pride in making the home-building process smooth, transparent, and free of unexpected costs.

Don’t let uncertainty keep you from moving forward with your dream home. Contact us today to learn more about our process, available homesites, and how we can help you build with confidence—no surprises, no price hikes, just a home built with care and craftsmanship.

Exciting developments are underway in The Bluffs on the Cape Fear, as Hagood Homes continues to make strides in Phase 5 of this premier gated community. To provide an inside look, join Josh Adams as he takes you on a virtual tour showcasing the latest and greatest projects getting underway, featuring at least half a dozen new home builds.

Ever wonder what ground zero looks like in a home build project? Or, as we like to call it – Day One! Josh captures the very first day of construction on a new home, highlighting the land-clearing process. A key aspect of Hagood Homes’ approach is their commitment to supporting the preservation of the natural beauty of the area. Each tree on every lot is carefully reviewed by both the developer and project manager, ensuring that only those absolutely necessary for removal are cleared. This thoughtful process allows for the retention of as much greenery as possible, enhancing the aesthetic and ecological integrity of the community. Join Josh as he tells us more –

Preparing for the foundation of any home is as thoughtful a process as the clearing of the land. Josh shares some insight into the engineering of the footers with the team responsible for installing the footers for each build. This behind-the-scenes insight sheds light on the precision and expertise that go into laying the foundation for these high-quality homes.
