The West Gate

Sales Manager Josh Adams explores the progress at the newest entrance to Compass Pointe, the West Gate off 74 / 76 Interstate. Construction is underway on the future commercial zone where retail and restaurants will be available for residents. There has also been significant progress on Arbor Landing, a continuing care retirement community located within Compass Pointe. Timber Ridge

Compass Pointe’s newest section, Timber Ridge, is busy with activity and new Compass Pointe homes for sale. Highland Forest is almost fully built, with only a few home sites still under development. This neighborhood is home to our former model, the Cape Lookout, and several recently completed home builds. We also have two homes currently under construction in Highland Forest, a Cape Lookout and Harbour Town II. We’ll also be starting construction on a Harbour Side home.

Top 10 Reasons to Relocate in Wilmington

As a prominent coastal Carolina homebuilder and among the top home builders in Wilmington, NC, we have many clients that that relocate to the coast from all over the country. Whether they come to retire, move their family for a new job, or somewhere in between. According to United Van Line’s 2020 National Migration Study, just released, Wilmington, NC ranks as the top city in the nation for inbound moves this past year. North Carolina as a whole ranks #6.

The study intrigued us as to what prompted the influx of people. It seems that the pandemic heavily influenced the decision for many, but there were others as well. Using the reasons cited in the study, and some of our own, here are the top 10 reasons we think people choose to live in Wilmington. 

Jobs

Those coming to Wilmington in search of new jobs is the number one reason for relocating to the area, making up 37.38% of the inbound migrations. Large institutions and organizations in healthcare, education, finance, energy, research, and pharmaceuticals in the area enticed would-be employees to come south.    

Family

Family is the number two reason many chose to relocate to the area in 2020. 27.87% of those surveyed wanted to be closer to family for not only comfort and support but also for financial reasons. 

Retirement

23.93% of the inbound migrations were retirees, according to the survey. That is no surprise as many dream of living out their golden years at the beach for the calming ocean air, active seaside communities, and natural beauty that our area has to offer. 

Lifestyle

Moving to Wilmington for a lifestyle change may be the most likely reason tied to the pandemic. 15.9% of movers in the study listed Lifestyle for their move. With more people working from home, the flexibility offers the chance for a change of scenery with a slower pace and less densely populated locations.  

Health

Health comes in last and fifth place at 3.44% as the reason for moving in 2020. With award-winning healthcare services and teaching hospitals in the area, those who did made the right move. 

Location

Centrally located on the east coast, Wilmington is an easy trip up north or down south with its quick access to major interstates and highways and a convenient airport, Wilmington International Airport (ILM), which offers competitive service for business or leisure travel. Just a two-hour drive away, the Research Triangle Park area is home to Raleigh-Durham International Airport (RDU), renowned educational institutions, and cultural centers. 

Weather

For those looking to move to a city with milder weather, Wilmington has some of the best year-round weather in the south, with four distinct seasons and a mild fall and winter.

New for 2021 – Our Most Robust Set of Included Features Ever!

At Hagood Homes, we have always strived to build quality and value into every single home we construct. One of the ways we do this is to include a number of upgrades as part of our standard features package. This means our extras don’t end up costing you extra. 

For 2021, we have revamped our included extras list to be our most robust offering yet! Read below to learn more about some of the exciting changes and benefits that our buyers now enjoy.

8-Foot Tall Sold Core Doors vs Hallow Core 

Before 2021, all doors off the main living area in our homes were 8 feet tall versus a standard 6 foot, 8-inch-tall door. Starting this year, we’ll be using 8-foot-tall doors throughout our homes on the first floor. Plus, all bedroom doors are now solid core rather than hollow doors.

Included Coastal Trim Package 

The coastal trim package adds elegance to windows, doors and a number of other details. Example of the coastal trim package includes flat panels on the window casing, enlarged window headings and cove crown moldings. Previously these were upgrades that homeowners could add for an additional cost. Starting in 2021, the coastal trim package comes standard.

Shiplap or Wainscoting in Foyer & Dining Area 

 Now buyers have a choice of shiplap or wainscoting in the foyer and dining areas. Previously, this upgrade was just offered in the foyer only. These enhanced millwork wall coverings offer elegance and class to any space. 

  

Master Bathroom Zero-Entry Shower 

A zero-entry shower means that there is no curb at the door or entry of the shower. This is one of our aging-in-place features that buyers love. For 2021, this upgrade that enhances the functionality and livability of a home is now one of our standard included features. 

Full Overlay Kitchen Cabinets with Soft Close Doors & Drawers 

Full overlay cabinets mean that the doors and drawers sit flush against each other. The frame behind them is not visible. This gives a kitchen a sleek and modern feel. Prior to 2021, kitchen cabinets had a standard overlay.  Plus, now all cabinets drawers and doors are soft-close. Previously just the drawers were soft-close. 

    

Expanded Options for Cabinet Stain & Paint 

Starting in 2021, we are offering 16 paint options and 11 stain options. These expanded offerings give our buyers more customization options at no additional cost. It allows them to create the home of their dreams without any unexpected cost increase. 

Quartz Countertops in Guest Bathrooms 

Previously, the standard offering for countertops in the guest bathroom was cultured marble. Our move to quartz countertops in the bathrooms has durability and maintenance benefits for homeowners. Quartz is a harder and stronger stone than cultured marble, thus making it more durable. Quartz countertops also do not scratch as easily and have a greater heat resistance than cultured marble. Because quartz is not as porous as marble, these countertops are not as prone to staining and do not require regular sealing.

Increased Landscape Budget 

The standard landscape budget was increased from $11,000 to $12,000. This increased budget enables buyers to include more shrubs and trees in their landscapes or pick out premium plant cultivars that they love.

    St. James Splendor: The Woods Cove

    We’re excited to showcase our latest home in St. James Plantation, the Woods Cove. This popular plan is 2,525 square feet and features four bedrooms and three-and-half bathrooms. The Woods Cove has quickly become a popular choice in areas where we build, so it made sense  to bring this home to St. James Plantation.

    When you step into the home, a bright foyer with custom wainscoting welcomes you into the space. There is a half bath for guests off to the left, as well as a coat closet and stairs to the second floor. 

     

    As you leave the foyer you enter the large, open great room that includes the living, dining and kitchen areas. Vaulted ceilings increase the vertical volume, giving the room an expansive feel.  Hardwood floors run throughout. 

       

    Upper and lower cabinets, as well as storage in the center island, give homeowners plenty of space for cooking wares and small appliance storage. Also in abundance is the counter space for food preparation and entertaining. We find the oversized island to be the heart of the home, with family and friends gathering and sharing precious memories and delicious meals.     One of our favorite aspects of the Woods Cove is the enormous sunroom off the living space in the great room. Two glass doors leading to the sunroom are flanked by large 6-foot glass panels with dividers. The sunroom is fully insulated and features floor-to-ceiling double-pane windows. The windows bring the outdoors in, yet their quality construction helps ensure that the room stays climate controlled throughout the year. When homeowners wish to open the windows, a ceiling fan can help keep the air circulating during the dog days of summer. 

       

    The master bedroom is situated on the main level of the home, just off the kitchen and opposite the other two first-floor bedrooms. The tray ceilings add dimension and personality to the space.       Introducing the Harbour Side – Our Newest Plan for 2021!

      Hagood Homes is introducing a new home plan for 2021 – Harbour Side. With its classic style and coastal features, the Harbor Side plan echoes the charm and nostalgia of Carolina coastal cottages. But because it comes from Hagood Homes, a top home builder specializing in coastal N.C. and S.C. home construction, it features exceptional amenities and thoughtful features.

      This plan was inspired by our Harbour Town series, which has become a popular pick among buyers in recent years. But the Harbour Side is the perfect option for those buyers that love the Harbour Town II or Harbour Town III, but don’t have a need for the second story balcony or want for quite as much square footage.

      Welcoming in Every Way

      An inviting front porch, carriage-style garage doors, and two dormer windows give the Harbor Side home immediate curb appeal. Extended window arbors are a modern interpretation of those found on Carolina coastal homes dating back decades. The arbors are not only attractive, but they provide needed shade on hot summer days. A two-car garage offers ample room for storage.

      Open and Airy

      Harbour Side’s first floor includes 2,210 heated square feet, all well-planned to maximize every inch.       “Just moved in to our new Hagood Homes Cape Lookout in Compass Pointe! We’ve been here 1 week and the house is fantastic. We spent a good bit of time trying to decide on a builder and ultimately were trying to decide between Kent Homes and Hagood Homes. The sales associates at both builders were very helpful and knowledgeable. Josh with Hagood was exceptionally responsive, friendly, and easy to work with. We chose Hagood for several reasons. First, they are the only builder in CP who use the spray foam insulation as a standard offering. Other builders seemed a bit reluctant to do it even as an upgrade. My husband was a believer from the start but now that we are in the home, the “energy wrap” works really well. I’m a convert! Second, the included features of the home were items that would have been an upgrade with other builders (e.g., three course foundation rather than 2 so the house sits higher up, 8 ft interior door height, larger windows than standard, elegant interior trim, among other items). Third, the floor-plan was exactly what we were looking for and we did not need to do any customization. Josh told us that the Cape Lookout was created based on customer feedback and essentially is a tweak of one of their other floor-plans. This speaks to the fact that they listen to their customers. Finally, most other builders offer several elevations for each floor plan; and the nicer elevations are considered upgrades. With Hagood there is one elevation (they offer the nicest one and call it a day), the one that you see in the model/floor plan. Although you can customize, I liked the fact that I was getting what I was seeing. I don’t like to be nickel and dimed so this was a huge factor for me.

      Once the decision was made to go with Hagood, things moved pretty quickly with selections, which was a 3 day process. Everyone was very helpful. There was absolutely no pressure to upgrade anything. We felt like we drove the process. From ground breaking to closing was approximately 6-7 months. Throughout the process, everyone was very responsive. We were “monitoring” the build from out of state, so the Buildertrend app that they use is very helpful. The Project Manager uploads pictures along the way so you can follow the progress from afar.

      Finally, I do want to speak to the quality. The house is well built and the 2 things I’ve noticed so far is that it is very quiet inside (good windows and insulation) and with it being 90+ degrees outside the thermostat is set at 75 and at times we were cold. The attic/storage area is just about the same temperature as the rest of the house thanks to the spray foam insulation! It was a great decision to go with Hagood. We did upgrade a few things but for the most part we built an “off the shelf” home that actually feels very custom. Hagood offers a 30 day walk-through so that they can fix any major issues and then a 1 year walk through where they will fix drywall dings and other cosmetic items. Like any build nothing is perfect and there are a list of items that we have already; nothing major. Based on their customer service to date, I have full confidence that they will continue in that vein.
