We pride ourselves on thoughtful design so that every inch of a Hagood home is used, with not a nook or cranny unused. That same low-waste philosophy goes into our construction materials. But like most Hilton Head and Wilmington new home builders, there is inevitably materials that are not used during the construction process. From finding uses for wood remnants to recycling cardboard packaging, we aim to find eco-friendly ways to minimize waste in our homebuilding.
Wood
Wood is primarily used during the house framing process. However, many materials arrive on wood pallets that are left over once a home is complete. We recycle 70 percent of clean wood products, including two-by-fours from framing or pallets, to make a clean mulch. This wood mulch is then dyed and reused by third-party landscaping professionals.
Brick and Concrete
Brick and concrete are used in our homes’ foundations, exteriors, patios and driveways. The material that is left over is sent to a facility that makes crush and run, which is also known as ABC stone or dense grade aggregate (DGA). Both ABC stone and DGA contain pulverized stone, stone dust and often mixed with tiny pieces of gravel and limestone. In turn, DGA and ABC are used in parking lots, patio bases and temporary driveways.
Sheet Rock
We have approximately 240 tons of sheet rock remnants each year. This material is sent to a recycling plant to make compost and topsoil. We partner with McGill Environmental Systems at its coastal Carolinas composting facility for this effort. McGill Environmental Systems manufactures premium compost products through the recycling of non-hazardous, biodegradable byproducts. An added bonus is that McGill SoilBuilder Premium Compost is good for the soil and the planet. According to McGill, SoilBuilder compost reduces irrigation requirements and stormwater runoff up to 50 percent. It also improves drainage and nutrient uptake for plants, trees and turf.
Cardboard
We partner with Sonoco Recycling for our cardboard recycling program. The cardboard from various packaging is recycled into new cardboard. Sonoco collects more than 3 million tons of recyclables in more than 100 towns across the U.S each year and help over 15,000 companies save money, resources and create clean, renewable energy. We appreciate their commitment to transform challenges into opportunities and create more sustainable communities and businesses.

While shaker style is one of our favorites, Markraft Cabinets also offers transitional, bevel, and more traditional styles. Some of the more popular cabinet feature upgrades include a three-drawer bank (which is very popular under a flat cooktop), rollout trays, and a spice pullout (which is nice to have beside the stovetop).
We’ve also worked with Markraft Cabinets to develop shiplap and shaker base molding island details that are durable for this highly trafficked area. All of these quality features as well as island legs, valence and furniture base come standard in a Hagood home. Buyers are sure to find the right cabinet and countertop design that fits their style.

As a top home builder in NC and SC, many of our customers are seeking farmhouse design with modern twists.Farmhouse design is warm, relaxing and full of character. While this style has evolved over time, it continues to balance modern sensibilities with design elements that are reminiscent of the past.
Our farmhouse features are in tune with natural elements but executed in a clean and stylish palette. They are hearty but maintain sophistication and style. Read on to learn more about our most requested farmhouse features in our Carolina custom homes.
Most Popular Farmhouse Features
Expansive Covered Porches
Nothing elicits the nostalgia of a southern farmhouse quite like drinking a glass of cold lemonade while sitting in a white rocker on a large, open porch. Expansive covered porches are something we incorporate into many of our home designs. With southern climates being so mild and outdoor living growing in popularity, large covered outdoor areas are among our most requested features. However, we veer away from traditional wood floor planks and use more durable materials, such as brick or shell concrete.
Exposed Beams
Exposed wood beams are a natural element that creates a striking architectural detail to your home. It’s almost always one of the first things guests comment on when entering a home. Exposed wood beams are stunning but don’t overpower a home’s overall design aesthetic. They give spaces a rustic feel, but also a sense of grandeur.
Rustic Wood Flooring
Many of our flooring options have a rustic, weathered look but are built with durability in mind. Today’s flooring technologies let buyers achieve a lived-in look that will stand up to the test of time.
Shaker Cabinets
White shaker cabinets are the ideal choice for farmhouse style because of their brightness and effortless design. They help unify a space and bring balance to a colorful island or backsplash. Incorporated with other details like shiplap or rustic pendant lighting, they can help set off your kitchen design.
Sliding Barn Doors
In years past, these doors were used on the exterior of barns for entry and exit. Today they are often used as interior sliding doors to save space and add a decorative touch. With thousands of door styles to choose from and unique hardware options, we can elevate an interior entry to a style that is truly your own.

At Hagood Homes we pride ourselves on providing building solutions that fit our customers needs. From move-in-ready homes to custom construction from the ground up, buyers are sure to find a home solution that works for their time frames, budgets and lifestyles. For buyers who have a very specific vision of what they are looking for in a home, our custom homebuilding service is an excellent option.
Plan Customization Versus Custom Homebuilding
Some builders may claim they offer custom homebuilding when in fact what they offer is customization of a plan in their portfolio of homes. This can be a great option for some buyers. It is often less expensive than custom building. But there can be limitations in the layout or floor plan they are modifying. For example, the location of a staircase or certain entry points to a home may be limited when modifying an existing plan. Buyers may also be limited in certain types of ceiling heights or other structural modifications.
Hagood Custom Homes
When we sit down with clients who are looking to build, we take the time to learn about their vision for the home and what features are important. We try to gain an understanding of how the home can best fit their lifestyle. We also consider their budget to determine if plan modification or custom homebuilding is the best fit for their needs.
For buyers who choose a custom home, the building process is very similar to modifying a plan. Our proven building process takes 33 weeks from curiosity to completion for custom builds. There is a little more time spent drafting the floor plan on the front end of the process. But subsequent stages all get completed in a similar timeframe as when we modify one of our existing plans.
During construction we rely on our network of preferred vendors to bring our custom homes to life. From plumbing and HVAC to cabinetry and appliances, our vendors provide a huge selection of options that custom homebuyers can choose from. Below are some examples of premium customizations that our clients have featured in their custom homes. From unexpected architectural details to stunning outdoor living areas, our custom homes exude luxury.

Advanced framing, or Optimal Value Engineering (OVE), combines several methods of reducing the amount of framing required in a home without compromising the home’s structural performance while also increasing thermal resistance. As we all know, a structurally sound home is vital to the sustainability of that home. This is why structural integrity should be considered first and foremost when implementing advanced framing techniques. The good news is that there are several safe and easy ways to implement advanced framing techniques that every buyer should consider when buying a new home.
Why Is Advanced Framing Important?
Advanced framing reduces the amount of structural components, typically wood, needed to construct a home. In the home building science world, the sum of the structural components in a wall assembly is referred to as the framing factor. The fewer structural components in a given wall assembly, the lower the framing factor and the more room there is for insulation. If you can’t tell where we’re going with this, the more insulation a home has, the better the home performs and the more comfortable it is for you. A typical home without advanced framing has a framing factor of roughly 0.25, meaning that 25% of the wall is composed of non-insulating material such as wood studs. By implementing advanced framing practices, Hagood Homes can reduce the framing factor by as much as 10%, and in this case less means more!
Benefits from a reduced framing factor include higher R values in building assemblies, better HERS scores, and larger utility incentives. By combining the benefits of high quality insulation and advanced framing, homeowners are able to enjoy a more comfortable and higher performing home while builders insulate their margins from reduced lumber and labor costs.
Insulated Corners
Traditionally, the intersection of exterior walls were framed either solid or with a dead air space that cannot be insulated. As a result, this has developed the nickname “cold corner” due to its lack of insulation. Hagood Homes does the best practice alternative that is commonly referred to as a 3 stud, or “California” corner. This simply re-organizes the stud layout to maximize the insulated area, leaving a pocket for insulation to fill the corner. Alternately, a 2 stud corner can also be used to the same effect by using drywall clips or a nailing edge in place of the third stud.
Insulated Headers
Many times the correct header size is not calculated and may be oversized, meaning they represent a large portion of the home’s uninsulated wall area. Even worse, headers either have an uninsulated air gap or a piece of non structural OSB in between in order for the header to equal the width of the wall assembly. It is a best practice of Hagood Homes to have our engineers properly size the headers, at a minimum the OSB or air gap should be replaced with a section of extruded polystyrene foam board (XPS), or blue board, although other insulation materials may be acceptable. The insulation can also be installed on the interior or exterior side of the header.
Insulated Wall Intersections
Where interior walls meet exterior walls often results in significant uninsulated wall area because of excessive blocking. In many cases this is a large area of solid framing that provides no structural benefits. A simple method is to install ladder blocking and align it so that insulation can be installed behind the wall intersection, resulting in a significant improvement to the overall performance of the wall assembly. This type of blocking can also be installed vertically as a nailing edge, while leaving a space for insulation.

On average, we spend 90% of our time indoors. Most people don’t realize that the way in which buildings are built, and what’s inside them affect our health and well-being. From the materials used to build the home, to how the home is equipped to guard against things we can’t always see (like carbon monoxide, radon, chemicals, common allergens, moisture, and mold), our homes can have a big impact on our comfort and wellness.
Healthy Homes on the Rise
We understand you want control over your health, and peace of mind that you feel safe in their homes.
How we build a healthy home:
1. Start with High-Performance
There’s a huge amount of overlap between high-performance & healthy homes. In fact, the majority of home performance and green building programs incorporate indoor air quality requirements. Every Hagood Home built is Eco-Select Certified with a HERS Rating.
High-performance isn’t just about energy efficiency, it’s about treating the house as a system, and taking a holistic look at how all the components of the home are designed to interact with each other. Controlling air movement, moisture, ventilation, filtration, temperature, humidity, and heating & cooling systems plays a vital role in creating a balanced indoor environment. Getting these things right results in a more comfortable, durable, and energy efficient home.

2. Add Indoor Air Quality Improvements
How Hagood Homes incorporates certain building practices, technologies and materials to have improved indoor air quality.
Materials
Use low emission products. Eg.- composite wood products (trim, OSB, cabinets), low VOC paints & finishes, low VOC carpet and carpet adhesive, and formaldehyde free insulation.
Plygem single hung double pane argon gas filled with insulated headers.
GREENGUARD certified products are designed to define low-emitting materials suitable for environments where people, particularly children and sensitive adults, spend extended periods of time. These environments may include schools, daycares, healthcare facilities, homes and commercial spaces. GREENGUARD Certification is based on criteria used by The U.S. Environmental Protection Agency, World Health Organization, and the U.S. Occupational Safety & Health Administration (OSHA).
Foamsulate is in numerous federal buildings, commercial projects, and many residential homes across North America. In fact, the American Lung Association featured spray foam insulation in their Health House® project as one of the best building materials to utilize to create a healthy structure for families.
Fresh Air Ventilation
This allows an airtight home to “breathe” and removes particulate matter & chemicals from the home. One of our favorite sayings is “Build it tight, ventilate right”. Supply only ventilation results in 97% cleaner air & exhaust only ventilation results in 70% cleaner air.
There are no vented soffits, ridge vent, and gable vents. This means: no pollen, dust, nor insects.

Hagood goes above and beyond in the rough in stage to ensure homes are efficient as possible:
Filtration
Use anything from MERV 8 to 13 to HEPA filters to remove particulate matter and allergens from the home

Proper sizing & design of the HVAC system is critical to maintain comfortable levels of temperature & humidity. This also increases the lifespan of the HVAC system by avoiding short cycling. Room pressure relief systems help maintain consistent temperatures in bedrooms (think dedicated room returns, jumper ducts, & transfer grills). And remember that saying, “build it tight, ventilate right”? We want an air tight envelope and properly installed insulation to keep the air conditioning IN THE house (and outside air OUTSIDE the house).
Learn how Hagood Homes’ thermostat helps to ensure humidity control:
Moisture Management
Practices like sealed crawl spaces, proper grading and drainage, weatherization (aka housewraps, flashing, etc.) help keep water where it is supposed to be– outside of the home.
Hagood Homes builds homes on an insulated raised slab with a 6 mil poly as a vapor barrier on the whole house including porches and garages.
Technology
Some of today’s top manufacturers are leading the change in the healthy home space with innovative technologies to control, and actively manage the indoor air quality of homes

HVAC Warranty & Zoning:
3. Finish with 3rd Party Verification
Southern Energy Management provides us guidance on how to build a “healthy home”, followed by 3rd party inspections, testing & verification during the build process. This enables us to tell our homebuyers that we’ve delivered a healthy home with confidence because it’s been inspected, verified, and certified to perform well.
They conduct the following performance testing on each house:
Duct Blaster test – Quantifies the amount of air leaking from the HVAC unit with strict performance benchmarks set by the ecoSelect program.
Blower Door test – Quantifies the amount of air leaking from the home itself (it’s how we measure “build it tight, ventilate it right”) with strict performance benchmarks set by the ecoSelect program.
Ventilation testing – Ensures kitchen and bath exhausts and also the fresh air ventilation system are all operating as intended to promote a healthy indoor environment.
