During the first quarter of 2020, 73 building permits were filled for new construction at Compass Pointe. Just this past week, Compass Pointe has written eight contracts – bringing June’s total contract count to 18 & and it’s only the 18th! At any given time, the community boast over 100 homes under construction. Last year, 176 new homes were completed. To date, there have been a total of around 1,100 homes completed and over 1,450 homesites sold in the neighborhood.

The time is now, and we know there are many great builders. However, many buyers have selected Hagood Homes because of our Timeless Coastal DesignsStellar Reputation, Energy Efficiently, and Our Personalized Process. From the entire Hagood Homes team, we look forward to you becoming part of our family.

Hear it from Our Homeowners: Oscar & Jessica M.

Oscar and Jessica chose the Baja Cove home plan in November 2019. In fact, this was the first Baja Cove we ever constructed, so it holds a special place in our hearts. Oscar chose the bright exterior colors. We love how this home exudes happiness from first sight!

Oscar and Jessica put their home under contract and worked with our design consultants to make changes that fit their lifestyle and reflected their personal preferences. Cooking is very important to Jessica, so the kitchen customization was one of her top priorities. Their home features a built-in wall oven, a 36-inch gas Wolf range and an extended island for extra cabinet and storage space. Our neighborhood is unique because we work with buyers to make changes even as their homes are under construction.

Being someone who loves to cook and bake, having a kitchen that accommodated my passion was very important to me. Hagood Homes was extremely accommodating and made sure I got exactly what I wanted from a wall oven, extended island, oversized gas range, and walk-in closet (which became my baking closet)! Being able to customize my home to my needs makes me so excited to be home every day!”

– Jessica M

Hear it from Our Homeowners: Jeff & Robin D

Jeff and Robin choose Catherine’s Cove to build their dream home, the Fort Fisher Cove. The selections they made are truly unique and include wood tile flooring, desert gray glossy subway tile backsplash, a cement sink and matching faucet with fun paint colors throughout the home that will compliment the in ground pool they are putting in next year! This is a one-of-a-kind home!

Having the opportunity to personalize my new home to what works for my family makes it feel more like our home and not a cookie cutter standard house. Hagood made the selection process so easy and fun. They set up my appointments and helped me every step of the way. I was so pleased to see how many selections I had that were included at no extra charge. Not like any other builder I have worked with. Walking in our new home today was amazing. We were so happy to see how beautifully all of our selections came together. The house has such warmth about it because of the color and flooring choices we could make. We could not love our home more.”

Crowd Pleasing Kitchens

It’s no secret that kitchens are known as the heart of the home, where families and friends gather for special meals, celebratory drinks and deep conversations.  Hagood Homes recognizes that today’s homeowners envision a home that uniquely maximizes space yet is conducive to entertaining and large gatherings. Gone are the days where preparing meals and dining are separated spaces- a kitchen and a large formal dining room. In are the days of oversized islands with comfy barstools where the chef is always included in the conversation and those in the dining room and outdoor dining alike are steps away.

For Ellen Carpenter, a resident in Hagood Homes’ newest Wilmington neighborhood Catherine’s Cove, the kitchen is her favorite room in her Hagood Home.  She shares her reasons here:

Oversized islands, under-cabinet lighting, tile backsplashes and enormous pantries with custom-made shelving are just a few of the many standard features we include in our kitchens!  In addition, the flexibility that Hagood Homes offers for those that decide to build a home with us is astounding. Wall ovens, reconfigured cabinetry and farm sinks are just a glimpse into what we can do to make your dream home become a reality! Hagood Homes has built over 1,200 homes in the Wilmington and surrounding areas since founding Hagood Homes, Inc. in 1996. The very first Hagood Home was built in 1841 in South Carolina by Jim Kenny’s great grandfather, Johnson Hagood. Today Jim and Troy Kenny enjoy the creation, design and build of every new home and graciously donate their time and money to their non-profit organization, Hagood Hope for Children that’s raised more than $1.4 million to provide food, clothing, shelter, medical aid and counseling to local children in need. Which Flooring is Best for Homes with Pets?

One of the most frequently asked questions by clients before and during our selections experience is about flooring. Read more about our selections experience by clicking here. Homeowners are especially curious about the pros and cons of each when they have furry members of the family that will be dashing from room to room on the floors of their brand new home.

While pets and personal preferences differ greatly, we’re addressing a few key differences to take into consideration when deciding on your flooring before you build your new home:

    What is it made of?

    Engineered Hardwood
    Luxury Vinyl Tile or Plank
    Laminate
Created to address weakness of natural wood like moisture and warping, the top layer of engineered flooring is made of solid wood. Has a high-quality plywood, fiberboard or unfinished hardwood base. Can be made with as much as 25% natural wood. Mimics the look of hardwood floors, stone, granite or concrete but is 100% synthetic material. It has a photo printed on the top layer with a protective urethane coating. Core is solid vinyl. It looks like real wood or stone, but it’s a synthetic wood flooring with a photo printed on the top layer with a laminate protective coat to protect from damage. Core is made from wood byproducts. Contains no natural wood.

Neither vinyl nor laminate are made from natural wood like engineered hardwood but they do have the striking similar appearance of wood and are good pet friendly choices.

Our laminate is excellent choice for your furry friend’s paws.

    Is it waterproof?

    Engineered Hardwood
    Luxury Vinyl Tile or Plank
    Laminate
No, but more resilient than solid hardwood. It won’t expand or contract in humid rooms and it can tolerate pooled water for short periods of time. Yes, newer vinyl products are made of 100% polymer material and are referred to “resilient flooring” in the industry. Older vinyl products may have fabric or felt backing that is not waterproof. No, but the top layer can tolerate pooled water for short periods of time. It is made from a softer material and will swell if it has water seeps to bottom layer. Not recommended to be installed in rooms that are humid and moist.

At the end of the day, the ability of flooring to effectively stand up again moisture is based on the materials it is made out of and how quickly the water is cleaned up when spilled.

    Is it durable?

    Engineered Hardwood
    Luxury Vinyl Tile or Plank
    Laminate
Yes, but claws can cause scratches like on traditional hardwood. Yes, it is not prone to scratching. However, it is softer than hardwoods and laminate so they can dent overtime—especially with heavy furniture. Yes, resistant to scratches and dents but may chip at the corners with extensive wear.

If you want better traction for your dog or cat, look for a product with a textured surface.

    Can it be refinished?

    Engineered Hardwood
    Luxury Vinyl Tile or Plank
    Laminate
Yes, most products allow a light refinish several times before it wears down to base plywood layers. No, it is durable but overtime if it develops scratches or nicks entire planks or tiles must be removed or replaced. However, applying layers of urethane to reinforce the wear layer can extend product life. No. It is durable but over time, laminate can delaminate and the flooring will need to be replaced. However, laminate repair kits can be purchased to fix scratches or chips.

We’ll Help Find the Flooring to Fit Your Lifestyle

Each flooring option has its benefits just as each homeowner has their own unique home. Jim Kenny, owner of Hagood Homes, often advises clients during their pre-construction meeting to choose the color they like best since we offer such an array of quality materials of engineered hardwood, vinyl and laminate and each have exponentially improved in quality over the past few years and continue to constantly advance in the manufacturing techniques of each product.
Rest assured, we will help you choose the flooring that is right for you!

Must Have Checklist for Selling Your Home

For buyers looking to escape the frigid winters of the Northeast and relocate to the Carolina’s, selling their current home is often the largest obstacle they face. As a top home builder in NC and SC, we want to help turn those relocation dreams into a reality. We’ve created a checklist to help you prepare your home to go on the market. This checklist can help you identify repairs that are necessary and could affect the sale of your home. The list covers just about everything, including major systems such as HVAC and plumbing, exterior and interior fixes, and utility repairs and replacements. Click here to download the checklist.

Common Home Repairs That Need to Happen

Ensuring that your home is in good repair can help you maintain its value and increase its selling potential. The type and extent of repairs you should make are specific to your home and market, but in general, any issues involving the safety, structure or functionality of your home should be addressed. This checklist can help you identify repairs that are necessary and could affect the sale of your home. The list covers just about everything, including major systems such as HVAC and plumbing, exterior and interior fixes, and utility repairs and replacements.

    • Ensure HVAC is working properly.
    • Repair existing plumbing issues, including leaky faucets, loose toilets and slow and leaky drains.
    • Touch up paint in rooms with chipped paint or permanent marks on the walls,
    • Have kitchen appliances serviced to fix any problems (ex: broken ice maker or worn out oven heating coils),
    • Replace burned out lightbulbs.
    • Repair any electrical issues, including dead outlets, non-working lights or ceiling fans.
    • Repair any broken siding on you home’s exterior.
    • Repair any broken deck boards or fence pickets.
    • Remove any moss on the home’s exterior.
    • Repair any broken locks or door handles on interior and exterior doors.
    • Repair any functional issues with windows, including seals, panes and locks.
    • Repair any issues with the garage door and its operation.

    Ideas for Improving Home Value

Improvements are different from repairs. They are exterior and interior upgrades that can help increase the value of your home and help you sell it faster. But not all improvements pay off. Our checklist can help you determine which upgrades can help you maximize your home’s value.

    • Make exterior improvements such as adding new vinyl siding, applying a fresh coat of paint, removing outdated awnings, and switching out a dated front door for a more modern one.
    • Set out decorative planters on the front porch, patio and decks with bright flowers.
    • Enhance curb appeal with colorful annuals, perennials, and shrubs. Remove weeds and add fresh mulch.
    • Add a pressure-treated wood deck at the back of the house or replace an outdated damaged one.
    • Paint interior rooms with a fresh coat of neutral paint suh as a gray or beige.
    • Add energy efficient upgrades such as a new HVAC system and windows.
    • Update you home’s kitchen by painting cabinets or replacing cabinet doors, installing new appliances, upgrading countertops, or changing cabinet hardware.
    • Upgrade lighting with modern fixtures and bright bulbs to brighten up the room.
    • Revive outdated bathrooms with new grout and caulk; replace inefficient toilets and install new mirrors and fixtures. Consider replacing plastic bathtubs with tiled showers.
    • Refinish floors and replace old carpet.

Marketing Strategies Your Agent Should Employ

The real estate market is competitive and requires agents to do more than hold open houses and post listings online. Today’s marketing strategies are varied and include digital marketing tools, social media and live streaming, in addition to the tried-and-true. Here is a list of strategies your agent should take advantage of to help you sell your home:

    • Use digital marketing tools such as websites and landing pages.
    • Optimize websites and listings to be mobile-friendly.
    • Have a presence on social media platforms such as Facebook, Twitter, Instagram, Pinterest and Nextdoor.
    • Use live streaming apps.
    • Take professional quality photographs after the house has been staged.
    • Create a virtual tour to give potential buyers a preview of the property.
    • Write inspirational, emotion-evoking room-by-room copy for web, social media and property listing services.
    • Host open houses.
    • Use professional staging to help buyers envision themselves in your home.
    • Send print advertising and postcards to send to qualified leads.
    • Email flyers full of great photos and property descriptions via email to qualified leads.
    • Get listed in the Multiple Listing Service.

Tips for Staging the Home for Showing

Staging can help you maximize every room and space in your home and help buyers visualize the possibilities by not focusing on the imperfections. Here’s a list of some of favorite staging tips that will impress potential buyers.

    • Clean and declutter every room and space in your home.
    • Remove all personal items, including family photos, so prospective buyers can see themselves in the space, not your family.
    • Make sure that every space and room has a defined purpose.
    • Remove unused or unnecessary furniture so rooms feels larger and less cluttered.
    • Consider renting or borrowing strategic pieces of furniture that can help define a space.
    • Add artwork to empty walls.
    • Include decorative touches such as colorful throw pillows and area rugs.
    • Open blinds and curtains before a showing to let in natural light.
    • Power-wash the exterior of your house, decks, porches and walkways.
    • Add vases with fresh flowers in the living areas and/or bedrooms.
    • Place a bowl of fresh fruit on the kitchen counter.
    • Add new, decorative folded towels and fresh bars of milled soap in the bathrooms.

Josh Adams at Hagood Homes was fantastic in helping us select our beautiful forever home. He patiently went through all the details with us and answered all our questions silly or not. Our experience with with the entire Hagood Homes team: Selena, Kenzie, Madison, Patrick and especially Daniel Miller our project manager, has been without question exceptional. They under promised and over delivered. Peter and I would highly recommend Hagood Homes to even a member of our family. Not only do they build great homes, but they give spectacular service. Thank you Hagood!

~ Peter and Cheryl DiGangi, Plainview, NY

It has been a pleasure building our new home with Hagood. Our house was a custom build, and Josh was amazing while he guided us through the process. He and Troy came up with different options to meet our needs. We met many wonderful Hagood people during our building process. Jim Kenny is a wonderful man who loves what he does, and he’s so good at it. He is proud of Hagood Homes, and his employees share his love. It’s no surprise that Hagood Homes stand out in the community. We worked with Mackenzie Keenan to do our selections. She brought us to different vendors to select our electrical fixtures, cabinets, countertops, and appliances. It’s such a pleasure to work with people who know what they’re doing. We are very impressed with our project manager, Daniel Miller. He goes out of his way to provide us with pictures and videos of our house being built. We are very lucky to be living in Compass Pointe while our house is being built. It is a wonderful community with great amenities. If you are thinking of moving to Compass Pointe, make sure you visit Josh Adams to see what Hagood Homes could offer you. They’re really top of the line. It’s not a cookie-cutter house. Their houses come with so many features that other builders charge extra for. You will not be disappointed!

Hagood Homes & The Coastal Carolinas: Things are Looking Up for Wilmington, NC

With summer right around the corner, Hagood Homes is as eager as you are to enjoy the lifestyle that coastal Carolina has to offer.

With both local and state level officials monitoring current conditions, the New Hanover County order for local restrictions expired last week on April 29. While there remains additional restrictions with individual towns and cites, Wilmington is now directly in-line with the Governor’s Stay at Home Order set to expire this week on May 8. Beyond this date, there is a series of phases that North Carolina will go through as we begin to reopen the state.

    Phase 1

    • Modify the Stay-At-Home order to allow travel not currently defined as essential, allowing people to leave home for commercial activity at any business that is allowed to be open.
    • Ensure that any open stores implement appropriate employee and consumer social distancing
    • Continue to limit gatherings to no more than 10 people
    • Reopen parks that have been closed subject to the same gathering limitation.
    • Outdoor exercise will continue to be encouraged.
    • Continue to recommend face coverings in public spaces when 6 feet of distancing isn’t possible
    • Encourage employers to continue teleworking policies
    • Continue rigorous restrictions on nursing homes and other congregant care settings

Phase 2 (At least 2-3 weeks after Phase 1)

    • Lift Stay At Home order with strong encouragement for vulnerable populations to continue staying at home to stay safe
    • Allow limited opening of restaurants, bars, fitness centers, personal care services and other businesses that can follow safety protocols including the potential need to reduce capacity
    • Allow gathering at places such as houses of worship and entertainment venues at reduced capacity
    • Increase in number of people allowed at gatherings
    • Open public playgrounds
    • Continue rigorous restrictions on nursing homes and other congregant care settings

Phase 3 (At least 4-6 weeks after Phase 2)

    • Lessen restrictions for vulnerable populations with encouragement to continue practicing physical distancing and minimizing exposure to settings where distancing isn’t possible
    • Allow increased capacity at restaurants, bars, other businesses, houses of worships, and entertainment venues
    • Further increase the number of people allowed at gatherings
    • Continue rigorous restrictions on nursing homes and other congregant care settings

    Current Conditions

In the middle of last month the county began to re-open some recreational areas including Wrightsville Beach for exercise purpose only. Our Sales Manager Hannah Tew’s has some thoughts about all the recreational options opening up near Catherine’s Cove. Watch below.

Now with the expiration of local restrictions order, more opportunities to move about are becoming available. A few places we love that we can visit now include:

Listen to Sales Manager Hannah Tew explain about the efficient use of space in our homes.

Here are just a few of the ways that we are maximizing space in our homes :

    • Open floorplan of common areas, including kitchen living and dining areas
    • Eliminate unnecessary walls and halls to maximize space
    • Strategically located and designed drop zone in every home
    • Custom pantry shelving maximizes space for storage
    • Custom kitchen cabinetry that provides ample space for cookware
    • Built-out attics that provide maximum use of second-story space and easy access to storage

You can learn more about these aspects of our efficient use of space in our blog article Maximizing Space to Maximize Your Life.
