Four season rooms, also called sunrooms, loggia or Carolina rooms, are growing in popularity among today’s buyers. While many builders offer this amenity, Hagood’s coastal luxury homes have sunrooms that are built to stand the test of time and improve overall home value.

Bring the Outdoors in with a Four Seasons Room

Our four seasons rooms are covered porches with glass sides instead of screens. These rooms create an outdoor feel and offer enhanced nature views, all while providing protection from the elements. Sunrooms are growing in popularity because they expand a home’s livability. Plus, a sunroom adds to the overall value of the home by increasing its total heated square footage for much less than it would cost to enlarge an interior common room.

Hagood Four Seasons Rooms

At Hagood, we take our sunrooms a step further than other builders. The only common element that our sunrooms share with other builders’ four seasons rooms are their windows. These rooms typically feature 6-foot sliding windows with screens, as well as 1-foot upper- and lower-fixed transoms.

Other builders treat their sunrooms as porch conversions. Their sunrooms have exterior lap siding on the walls, vinyl ceilings and separate “mini-split” HVAC systems. These heating and cooling systems typically have a small heat pump located just outside the room and an air handler mounted on the wall near the ceiling … not a very efficient or attractive option.

Hagood “finishes” our four seasons rooms like the inside of our homes, with spray foam insulation, drywall ceiling and walls, engineered wood floors, interior trim to match the home, and outlets in the baseboards.

Many of our clients replace the exterior 8-foot sliding patio door with attractive French doors. These doors provide a nicer visual separation between the great room and the four seasons room for a more seamless flow. 

We also upgrade the main HVAC to an 18 SEER Trane XV system with a separate thermostat and variable speed fan motor. This allows the sunroom to be heated or cooled without dumping excess air to another part of the house that doesn’t need it. The 18 SEER Trade VX system is extremely quiet, with its vents and air return mounted in the ceiling, just like the inside of our homes. The best part is that this system lasts far longer than a mini-split HVAC, requires less maintenance and saves you more than a $1,000 a year in heating and cooling costs!

Our newest plan, the Cape Lookout, is getting a lot of attention and great feedback from homebuyers. This plan incorporates signature Hagood Homes features as well as several design enhancements that buyers are asking for today. 

Main Floor Study

One of the main layout features that differentiates the Cape Lookout from other plans is the main floor study, which is just off the foyer. In other plans, this space has served as a formal dining room.

We received feedback from our clients that they rarely used the space for formal dining. The Carolina room off the kitchen and our large oversized islands provided plenty of space for enjoying meals. This customer-driven change enabled us to increase the size of the Carolina room so that it is now a 12-foot by12-foot dining area just off the kitchen toward the back of the home.

Utility Hallway

The utility hallway is probably not be the sexiest aspect of our homes. However, this area is where so many everyday activities take place. From laundry to food storage to answering nature’s call, the utility hallway in the Cape Lookout is designed to maximize efficiency and improve the flow of day-to-day tasks that occur in your home.

  • Walk-In Pantry: The large walk-in pantry offers ample storage for food, dry goods and other miscellaneous items. Like other Hagood homes, the pantry features motion-activated lights.
  • Powder Room: Not only is there a full guest bathroom on the main floor, but there is also a separate powder room for guests. 
  • Drop Zone: Our signature drop zone is a must-have in the Cape Lookout’s utility hallway. Clients love using this custom built-in for quick storage and to access on-the-go items such as handbags, coats and keys.
  • Open Staircase: Based on client feedback we opted for an open staircase in the Cape Lookout’s utility hallway. The stairs lead to the upstairs retreat with full bathroom.
  • Separate Laundry: Another feature buyers are asking for is a separate laundry, rather than a walk-through laundry area off the garage. This provides a little more privacy when you may have a few loads stacked up. With this feature, not every person using the garage exterior access has to go through the laundry area.

        Freeman Fine Art: Elevating Everyday Objects to Fine Artifacts

        Anyone that visits our model homes sees firsthand the care and refinement we put into showcasing our homes and their livability. The art and furnishings that adorn the walls make the bones of a home come to life and reflect the lives of their owners.

        We’re proud to be able to showcase Andie Freeman fine art in many of our model homes throughout the Carolinas.“We like to use local artists when possible in our models,” said Hagood Homes’ Design Coordinator Selena Williams. “Freeman’s work really draws out the light that is so integrated into the floor plans of our homes. Her work draws upon the beauty of nature which brings the outside in and works well with the bountiful windows in our homes.

        Freeman creates contemporary oil paintings that highlight common stories that connect us and enable us to find deeper meaning to everyday life. The subjects of her paintings are cherished and natural objects hanging and moving in fantastical settings. Her still-life works blend color and light, areas of movement and blurring, and realism to elevate everyday objects to beautiful artifacts.

        “Freeman’s playful use of color and pattern fits our aesthetic,” says Williams. “It creates a sense of charm and coziness. The energy of the work is at once calming and joyful which adds to the feeling of luxury and contentment we create in our homes.”

        As a local artist, Freeman creates in her studio in Raleigh, North Carolina. In addition to our model homes, her works are featured in public and private collections throughout the Carolinas, including those of the City of Raleigh and the Coastal Discovery Museum of Hilton Head.

        Islander Cove

        The Islander Cove is one of Troy Kenny’s masterpieces. This home has nearly 2,400 square feet of living space. It’s a plan that beautifully transitions from living to dining to outdoor living spaces. In addition, Troy thoughtfully separates daily task areas from entertaining spaces. For example, the “utility hallway” off the kitchen includes an oversized pantry, luxuriously-sized signature drop zone, coat closet, laundry room and access to the oversized two-car garage. This space is designed for convenience and offers tremendous value for all…the large family that needs a long drop zone with hooks and cubbies, the chef who needs extra storage space and easy access to bring groceries inside, or the couple who loves to entertain but keep the party space sparkling clean!

The Heron Cove has three bedrooms and 2.5 baths downstairs, with our signature drop zone located conveniently by the front entries.         Woods Cove
