Markraft Cabinets specializes in cabinets and countertop design. Since 1985, Markraft Cabinets has been an industry leader, expanding to four locations throughout Carolinas and Tennessee. One of the things we love most about Markraft Cabinets is its commitment to extraordinary service and its goal to be a champion in the hearts and minds of its customers. Product Selection: Style & Options

During the selections process, our buyers have a one-on-one design consultation. At this time, selections are made to further personalize the countertops, cabinetry, colors and finishes featured in the kitchen. Our team is able to make recommendations to ensure that their kitchen selections flow with the rest of the home and bring harmony to their space.

Markraft Cabinets offers thousands of styles, colors, hardware, and cabinet-feature combinations for buyers to choose from. While shaker style is one of our favorites, Markraft Cabinets also offers transitional, bevel, and more traditional styles. Buyers can choose from over a dozen stain finishes or upgrade to painted cabinets. A more recent trend that we’re seeing is a two- or three-tone color combination of paint and stain.

Included Features

The kitchen created by Hagood Homes have many extras and upgrades that come standard. Some of these include oversized islands, under-cabinet lighting and tile backsplashes. A few cabinet features that we include standard are a double trash pullout cabinet with a drawer on top and a pegged dish organizer. We also include light rail molding and cove crown molding on all our cabinets.

   

 

   

 

Some of the more popular cabinet feature upgrades include a three-drawer bank (which is very popular under a flat cooktop), rollout trays, and a spice pullout (which is nice to have beside the stovetop). 

We’ve also worked with Markraft Cabinets to develop shiplap and shaker base molding island details that are durable for this highly trafficked area. All of these quality features as well as island legs, valence and furniture base come standard in a Hagood home. Buyers are sure to find the right cabinet and countertop design that fits their style.

          Plan Customization Versus Custom Homebuilding

          Some builders may claim they offer custom homebuilding when in fact what they offer is customization of a plan in their portfolio of homes. This can be a great option for some buyers. It is often less expensive than custom building. But there can be limitations in the layout or floor plan they are modifying. For example, the location of a staircase or certain entry points to a home may be limited when modifying an existing plan. Buyers may also be limited in certain types of ceiling heights or other structural modifications.

          Hagood Custom Homes

          When we sit down with clients who are looking to build, we take the time to learn about their vision for the home and what features are important. We try to gain an understanding of how the home can best fit their lifestyle. We also consider their budget to determine if plan modification or custom homebuilding is the best fit for their needs.

          For buyers who choose a custom home, the building process is very similar to modifying a plan. Our proven building process takes 33 weeks from curiosity to completion for custom builds. There is a little more time spent drafting the floor plan on the front end of the process. But subsequent stages all get completed in a similar timeframe as when we modify one of our existing plans.

          During construction we rely on our network of preferred vendors to bring our custom homes to life. From plumbing and HVAC to cabinetry and appliances, our vendors provide a huge selection of options that custom homebuyers can choose from.             Healthy Hagood Homes: Advanced Framing Technology

            Advanced framing, or Optimal Value Engineering (OVE), combines several methods of reducing the amount of framing required in a home without compromising the home’s structural performance while also increasing thermal resistance. As we all know, a structurally sound home is vital to the sustainability of that home. This is why structural integrity should be considered first and foremost when implementing advanced framing techniques. The good news is that there are several safe and easy ways to implement advanced framing techniques that every buyer should consider when buying a new home.

            Why Is Advanced Framing Important?

            Advanced framing reduces the amount of structural components, typically wood, needed to construct a home. In the home building science world, the sum of the structural components in a wall assembly is referred to as the framing factor. The fewer structural components in a given wall assembly, the lower the framing factor and the more room there is for insulation. If you can’t tell where we’re going with this, the more insulation a home has, the better the home performs and the more comfortable it is for you. A typical home without advanced framing has a framing factor of roughly 0.25, meaning that 25% of the wall is composed of non-insulating material such as wood studs. By implementing advanced framing practices, Hagood Homes can reduce the framing factor by as much as 10%, and in this case less means more!

               

            Benefits from a reduced framing factor include higher R values in building assemblies, better HERS scores, and larger utility incentives. By combining the benefits of high quality insulation and advanced framing, homeowners are able to enjoy a more comfortable and higher performing home while builders insulate their margins from reduced lumber and labor costs.

            Insulated Corners

            Traditionally, the intersection of exterior walls were framed either solid or with a dead air space that cannot be insulated. As a result, this has developed the nickname “cold corner” due to its lack of insulation. Hagood Homes does the best practice alternative that is commonly referred to as a 3 stud, or “California” corner. This simply re-organizes the stud layout to maximize the insulated area, leaving a pocket for insulation to fill the corner.  Alternately, a 2 stud corner can also be used to the same effect by using drywall clips or a nailing edge in place of the third stud.

               

            Insulated Headers

            Many times the correct header size is not calculated and may be oversized, meaning they represent a large portion of the home’s uninsulated wall area. Even worse, headers either have an uninsulated air gap or a piece of non structural OSB in between in order for the header to equal the width of the wall assembly. It is a best practice of Hagood Homes to have our engineers properly size the headers, at a minimum the OSB or air gap should be replaced with a section of extruded polystyrene foam board (XPS), or blue board, although other insulation materials may be acceptable. The insulation can also be installed on the interior or exterior side of the header.

               

            Insulated Wall Intersections

            Where interior walls meet exterior walls often results in significant uninsulated wall area because of excessive blocking. In many cases this is a large area of solid framing that provides no structural benefits. A simple method is to install ladder blocking and align it so that insulation can be installed behind the wall intersection, resulting in a significant improvement to the overall performance of the wall assembly. This type of blocking can also be installed vertically as a nailing edge, while leaving a space for insulation.

            3. Finish with 3rd Party Verification

            Southern Energy Management provides us guidance on how to build a “healthy home”, followed by 3rd party inspections, testing & verification during the build process. This enables us to tell our homebuyers that we’ve delivered a healthy home with confidence because it’s been inspected, verified, and certified to perform well.
            They conduct the following performance testing on each house:

            • Duct Blaster test – Quantifies the amount of air leaking from the HVAC unit with strict performance benchmarks set by the ecoSelect program.
            • Blower Door test – Quantifies the amount of air leaking from the home itself (it’s how we measure “build it tight, ventilate it right”) with strict performance benchmarks set by the ecoSelect program.
            • Ventilation testing – Ensures kitchen and bath exhausts and also the fresh air ventilation system are all operating as intended to promote a healthy indoor environment.

            The Benefits of Spray Foam Insulation

            Building new construction homes in Wilmington, N.C. and the coastal Carolinas comes with a ton of great benefits – mild winter climate, proximity to beautiful beaches, and endless sunny days. Unfortunately, the warm temperatures this area is known for can turn your attic into an oven during the summer months. Our spray foam insulation options are the solution to help bring your energy costs down and reduce your home’s carbon footprint.

            Open Trusses & Spray Foam Insulation

            Paired with our open truss system, spray foam insulation maximizes the space and function in our attics. Listen to sales manager Patrick Wright showcase the finer details that buyers have come to love.

            While most buyers opt for open cell spray foam, we do have closed-cell foam available too. Both are excellent options to insulate a home, and one is not necessarily better than another. One of the most significant benefits of open-cell foam is that it expands after it has been applied, meaning it can insulate hard-to-reach nooks and corners in a home. These types of areas can be hard to insulate with closed-cell foam. Open-cell foam is excellent for soundproofing because a single application can completely fill the space between studs. Open-cell foam is also much more affordable than closed-cell foam.  Closed-cell spray foam is the best choice for robust insulating where space is an issue. It acts as a vapor barrier, so water and moisture are less likely to get inside the home. We help all our buyers weigh the pros and cons of each type of spray foam insulation to determine which is the best fit for their situation. Ultimately, it depends on where a house is located, what the insulation goals are, and the homebuyer’s budget.

            Benefits of Spray Foam Insulation

            We choose to use spray foam insulation in our homes for the many benefits it brings to our buyers over traditional insulation.

            • Energy efficiency – Spray foam insulation helps ensure that our homes are 35 percent to 40 percent more efficient than the average home built in the United States.
            • Cost savings – The reduced energy consumption translates to dollars saved on your electric bill. An average monthly bill of $200 is cut down to $120!
            • Eliminates the need for ridge, gable or soffit vents – Spray foam insulation creates a thermal envelope around your home, reducing pockets of hot or cold air in the attic. This means that we do not need to rely on ridge, gable or soffit vents to provide ventilation or reduce heat buildup and moisture.
            • Improved air quality – The thermal seal created by spray foam insulation means that your home’s interior has less dust, outdoor allergens and pollutants.
            • Fewer intrusion points for pests – The ventless attic and spray foam seal also means there are fewer opportunities for insects and other critters to get into your home.
            • Reduced chance of wind-driven rain damage – In our area, wind-driven rain is a common occurrence during peak tropical storm season. Our vent-less attics and spray foam insulation mean fewer intrusion points for wind-driven rain to cause damage to a home.
            • Improved comfort – The regulated temperature in the attic and crawl spaces increase the comfort and functionality of these areas. In fact, the attic temperature remains within a few degrees of the temperature of the rest of your house. Homeowners never have to worry about an unbearably hot or cold attic again!

            How did you discover Hagood Homes?
            We were introduced to Hagood Homes by the Compass Pointe realtor that gave us our initial tour of model homes. We met Josh Adams on that first visit and were impressed by how he sat down with us and asked what we were looking for in a home.             I hear all the time, “we love your homes but feel as though they are out of reach for us financially”. What would you say to that?
            I think many folks get that impression because they don’t take the time to compare builders on an apples-to-apples basis.             You interviewed many of the builders at Compass Pointe, what ultimately led to your decision to go with Hagood Homes? Explain your process for narrowing down and ultimately selecting Hagood Homes.
            It’s true we spent significant time choosing a builder. We felt as though we owed ourselves that due diligence. After touring many models and reviewing the different base options, we whittled our choices down to 3 builders. We then sent those builders pricing requests based on similar models and our wish list of upgrades. After reviewing the price estimates we got down to two builders and ultimately chose Hagood based on value for our money and the professionalism Hagood had shown during the process.


            Carol and John, you built the Cape Lookout without ever stepping into a model, describe that experience for us?
            We had toured the Hagood Shackleford Banks model which is the basis for the Cape Lookout design so we were confident that we would be happy with our choice even though we had not seen an exact example.


            If you had to narrow it down to the top three reasons for selecting Hagood Homes, what would they be?
            1. Spray foam insulation because of the added HVAC efficiency that delivers long term savings.
            2. Raised foundation because we live in an area of potential storms.
            3. The style and elegance of a Hagood Home sets it apart from all the other cookie cutter homes.


            Your home is currently under construction amid the COVID-19 pandemic, how has that been?
            Surprisingly, the virus has not had a big effect on our build. We continue to see significant daily progress and are very happy with the communication we get from Daniel our project manager.


            How has the overall process been for building your home, working with our sales team, design team, and construction team?
            Our experience with Hagood teams has been very good. Communication and understanding the customers’ needs is the key to relieving any process anxiety and Hagood does a good job of it.


            Would you recommend Hagood Homes to others? What would be some of the main reasons you’d recommend us?
            For anyone that is in the process of choosing a builder, we would recommend Hagood because we truly believe you owe it to yourself to do due diligence and Hagood is truly worth your time and effort.
